PBTK CONSULTING

Anyone who has watched their stock portfolio rise and fall lately like the lines of an EKG print-out knows that determining the value of an item can change from day to day, depending on the dynamics of the market. It is the same with appraisals and valuations.

Valuation is a highly dynamic profession even in the most ordinary of times. Today, market conditions change frequently as investors, owners and underwriters reexamine their expectations. The theory and practice of valuation must evolve in response to the changing concerns and behaviors of the participants.

The team behind PBTK Consulting makes staying one step ahead of the current gaming, hotel and real estate development markets look like an art form. Maneuvering through data and interpreting statistics with a critical eye, Kathe Nylen has led PBTK Consulting (a separate LLC from the accounting firm) for almost 16 years. She is a certified real estate appraiser, an associate member of the Appraisal Institute and a member of the International Society of Hospitality Consultants (a highly coveted membership available only upon invitation). In 2009 she was invited to join the Counselors of Real Estate (CRE), becoming one of only five people (and the only woman) in Nevada to hold this real estate group’s membership.

Nylen is a sought after expert in her field and is known for taking on unique projects that others might not be willing to tackle, particularly in the casino and hotel valuation field.

By combining the PBTK Consulting’s valuation skills with PBTK's other resources, we can address your valuation needs from an overall business perspective and answer your unique valuation questions.

Here are a few of the situations where an expert valuation can make the difference between profit and loss, or between winning and losing.

  • Business planning
  • Acquisitions and divestitures
  • Estate or personal financial planning
  • Financing and credit
  • Tax matters
  • Litigation, arbitration and other dispute resolution
  • Buy-sell arrangements and other ownership changes
